Non Approved Short Sale Utilize the Fastrack selling process, but with only the Buy Now and Online Auction module enabled. Since this is a Non Approved Short Sale, the Buy Now price (the full listed price) should be as high as possible, but you obviously do not want to overprice your listing to the point where no one even is interested in looking at it. Even if you receive a contract at the Buy Now price, there is no guarantee that the lender will approve the short sale. Most likely, you will not receive an offer at the Buy Now price, and will hold the Online Auction as scheduled. This way you maximize your chances of the lender approving the short sale. It is critical to demonstrate to the lender that a competitive auction was held, and that the property was offered for a reasonable period of time for preview.
